Our services:
obtaining your instructions,
perusing the Contract for Sale of the property,
advising you in relation to any amendments which should be sought to be made to the Contract,
negotiating with the Vendor's Solicitor in respect to such amendments to the Contract,
attending to exchange contracts with the Vendor's Solicitor,
arranging a search of title with respect to the property and a bankruptcy search or a company search in relation to the Vendor(s) to ensure that they are not bankrupt or insolvent,
attending to the relevant enquiries in relation to the property,
forwarding requisitions on title to the Vendor's Solicitor and ensure that we receive satisfactory replies to the requisitions on title,
preparing the Transfer,
arranging for the payment of stamp duty payable on the Transfer and Contract,
submitting the Transfer to the Vendor's Solicitor for the Vendor's execution,
preparing the order on the agent,
drawing a Notice of Sale to ensure that the relevant authorities (including the Council and Sydney Water) are notified of the change of ownership of the property,
preparing settlement figures after receiving the relevant enquiries regarding the council and water rates to be submitted to the Vendor's Solicitor for the approval,
drawing a direction to pay to the mortgagee,
arranging and attend settlement.
You are to obtain directly pest and building inspection reports, if appropriate. (Details of firms available upon request)
Costs: $950 plus disbursements of approximately $200 to $300, excluding GST
Strata Title Unit/Apartment
Where the property you intending to purchase is strata, we will:-
recommend that you either inspect yourself or arrange for an experienced agent to check the strata records for the property. The cost of our agent to conduct the inspection is approximately $250 - $300.
obtain a Section 109 Certificate in accordance with the Strata Schemes Management Act, 1996 (NSW) to be provided to your mortgagee,
draw the relevant notice to the owners corporation relating to the change of ownership of the property and relating to the mortgage in accordance with Section 118 of the above mentioned Act and ensure that you obtain the relevant insurance policy for the property, noting the mortgagee's interest in the property
Costs (additional ): $120.00plus disbursements of approximately $300, excluding GST
